Collaboration as local partners with the internationally recognized firm Grupo de Diseño Urbano, leaded by Mario Schjetnan and Jose Luis Perez.

In this first stage, a conceptual project was created for the future development of the 350 hectares in the metropolitan area of Monterrey, within the limits of the Santa Catarina and San Pedro municipalities. As part of the existing land uses, the site counts with an important amount of education infrastructure, as it is the University of Monterrey Campus, the Monterrey Institute of Technology high school Campus as well as the American School. At the same time, the project's vocation, mainly as an extension of the residential areas of San Pedro Garza Garcia (according to marketing studies), allowed us to create a huge dwelling offer of all sorts, from high density apartment buildings, to exclusive residential areas in the mountain's protected zones, where the minimum plot of land should be of 5,000 square meters. Added to such existing infrastructure, as well as the newly projected residential areas, a thoughtful balance of new service and commercial areas has been proposed, achieving a well structured and almost self sufficient new development, which is also very well related to the rest of Monterrey's metropolitan area.
