Located on one of the best avenues of Monterrey's Metropolitan Area, such as 'Calzada del Valle', in Garza Garcia, our project is part a new urban densification strategy, in what used to be a very low-density residential zone.
Actually under construction, 'Calzada 3cerouno' pretends to create a model to follow for a zone whose urban morphology will suffer a radical transformation during the next few years.
For this reason, we have made our best effort in our aim to find a typology that will comply with all municipal codes in terms of setbacks, height and parking, but also one that can solve issues of urban image, of giving out something to the public realm, and of course, to make the most of it's privileged mountain views.
The internal solution is based on an underground parking and services level, with the apartments solved in two small towers of four levels each, connected through a triple height entrance hall and other common areas. It is important to say that the solution for each level is different, creating four apartment solutions that range from 280 to 360 sq/mts.
It is important to comment that levels one and two area 'hooked' together, in a scheme of double heights, so that the four apartments of the first two levels could have access to their own private garden. In fact, only the third level could be considered as a standard floor plan, because the fourth level or penthouse becomes slightly larger by invading the entrance hall area, besides having a special ceiling treatment, based on higher, 'floated' roofs.
